Late fees are added only for tenants with an unpaid balance after the due day plus the grace period, once per month. Charge late fees only as your lease and state law allow.
Rents received (line 3) are payments recorded in the year, on a cash basis. Depreciation (line 18) is not calculated. Keep security deposits you expect to return out of the payments. This is a worksheet for you or your tax preparer, not tax advice.
