How to do a move-out inspection
- Open your move-in checklist (or the PDF) so you can compare item by item.
- Inspect after the tenant has removed their belongings, in daylight.
- Photograph every room and every problem before any cleaning or repair.
- Separate normal wear and tear (faded paint, light carpet wear) from damage (holes, burns, broken fixtures).
- Keep receipts for any repair or cleaning you deduct from the deposit.

What is normal wear and tear?
Deterioration from ordinary use: small nail holes, faded paint, light scuffs, worn carpet in walkways. Damage is beyond that: large holes, pet stains, broken blinds, burns.
What do I send the tenant after the inspection?
An itemized list of deductions with the amount returned. Use the security deposit return letter and attach this report.
